7 Perks to Buying a Builder’s Model Home

When buying a home in a new development it is almost certain that you will go through at least one builder’s model home, if not more. After all, they are used as sales tools to entice buyers. They are also simply beautiful, a lot of fun to look at, and dream about. Model homes are also built to showcase the builder’s best work. And, builders spare no expense when constructing them. These gorgeous beauties are filled to the brim with superior upgrades, are professionally decorated, and are the cornerstone of new construction communities.

But, did you know that you can actually purchase a builder’s model home? The primary reason a model home goes on the market is because all of the inventory is sold. Consequently, the model is no longer needed and the builder is ready to move onto another community. Or, the model homes in the community are being relocated. So, if you are ready to buy a new home and want to explore buying a builder’s model here’s seven reasons why it could be the right choice for you.

The home is move-in ready

There’s two great advantages to purchasing a model home. First, it’s convenient. Why? Because it’s already built. Which means that you don’t have to wait months to have your home built. According to NewHomeSource, the average time it takes to build a home in Austin is 10 to 16 month. However, the length of time can vary greatly and may depend on variables such as the type of home you want to build and the floor plan. For some homebuyers waiting that amount of time just isn’t possible. And, the second advantage is that it’s complete.

Model Home layouts are top-notch

Remember, builder’s construct model homes to showcase what they can do. Which means that floor plans and layouts portray all the latest and greatest in home design and trends. So, expect to see open concept floor plans with large kitchens and family rooms, second floor game rooms, and elegant master bathroom suites with spa-like bathrooms. You’ll probably also see courtyards and backyard havens with fantastic outdoor kitchens.

Extraordinary upgrades

When it comes to upgrade selections in model homes builders take the “sky’s the limit attitude.” After all, they want to showcase the best-of-the-best in their homes to entice homebuyers to do the same. So, expect the home to be equipped home with top-end fixtures, appliances, carpeting, flooring, cabinetry and countertops and much more. The key here is to ask for a summary and price list of the upgrades. That way you’ll know just what you’re getting into.

Keeping the furnishings may be a part of the deal

Since the furnishings in model homes are selected specifically to match the décor and color scheme, it is much easier for the builder to sell them to you. The perks here are that it can save you both time and possibly money. Work with the builder to negotiate a price. After all, who doesn’t want furnishings in their new home that match and were selected by a professional? You can always work-in your own cherished heirloom pieces.

What you see is what you get

There’s no second guessing here. From the lot size to the backyard patio to the location of the home in the community you’ll know what to expect. The plus here is that you get to see the home in its entirety from the exterior landscaping to the professional decorated interior. Now, that’s pretty exciting. But, to err on the side of caution, if you are considering purchasing the model, it may be a good idea to have it inspected before you buy. And, don’t forget to ask the age of the home.

The builder’s design team chooses the color scheme

For the color-challenged there’s no need to worry about color selections in model homes. For many this is a great perk since it can be extremely stressful especially if you have never done it before. Knowing that a seasoned design professional color coordinated your home is very comforting.

Model homes are spotless

Just a small word of caution. Even though a model home is new, it may have been used as an office for the builder’s salespeople. Also, keep in mind, the home has been open to the public which means people have walked through it. For some homebuyers this can be a major deterrent. However, the upside is that model homes are the builder’s “baby.” And, as a result, they are meticulous taken care of. They are professionally cleaned on a weekly basis and anything that isn’t operational is repaired or replaced immediately. That includes even light bulbs. Another thing to know is that model homes do get makeovers. So, it may be that the home you are considering purchasing could have been redecorated. Don’t forget to ask.
